APPLICATION PROCESS

1. Application Submission:

  • Each adult (18 years and older) intending to reside in the rental unit must complete and sign a separate rental application.

  • Please fill out all sections of the application form and provide the necessary documentation, including:

    • Income Documentation:

      • Copies of the four most recent paycheck stubs.

      • Two most recent bank statements.

      • For self-employed applicants, copies of the two most recent years of income tax returns may be required, along with six months of bank statements.

      • Documents supporting recurring income from other sources.

      • A non-refundable rental application fee of $30 per adult.

 

​2. Submission Process:

  • To submit your application and processing fee online, please visit our Properties page, select the desired unit, and click on 'Apply Now' on the vacancy listing page.

 

3. Credit and Income Requirements:

  • Your credit record must currently be satisfactory.

  • Your combined monthly gross income should be at least three times the monthly rent and must be verifiable.

  • Government subsidized voucher holders must have a combined monthly gross income of two times the monthly rent.

 

4. Rental References:

  • You must provide satisfactory rental references from at least two prior landlords or for the last two years.

  • Applications may be rejected if there is a history of eviction or lease violations.

 

5. Application Processing:

  • We will conduct checks on credit, income, criminal background, and rental references.

  • Processing time is typically 48-96 hours from receipt of a complete application and payment.

 

6. Security deposit: 

  • Equal to 1 month and a half rent as per AB-12 California Laws for small landlords 

 

7. Approval and Lease Signing:

  • If your application is approved, you will have 48 hours to meet with a leasing representative to sign the lease and pay the security deposit.

  • Please bring the discussed security deposit in the form of a cashier’s check or money order, along with photo identification.

 

8. Occupancy Guidelines:

  • We adhere to all applicable fair housing laws regarding the number of occupants per unit.
